Interested in touring a property?  Great!  We have a few reminders and requirements we would like to point out….

All homes are cash salesWhat does this mean for you as a buyer?  The funds you will be using to purchase the home must be available within a reasonable amount of time.  Most buyers have cash in a bank account, retirement account, or similar investment. 

Proof of funds are required BEFORE an appointment can be made.  We will need a copy of your bank or investment account where the funds you will be using to purchase the home are held.  Why?  Most homes are vacant and close within a week or two.  To make the transaction as smooth as possible for our seller, we need to verify that you are a qualified buyer; just as other real estate companies require the buyer to be pre-approved for a home loan before they begin their home search.  (Please black out any account numbers before submitting.)  

Please feel free to take a drive through the park to assess if the home location is right for you.  Prior to your visit, take a look at the photos, video and floor plans on our website.  This will help narrow your search prior to any in-person showing.  Keep in mind that certain features and locations in the park sell very quickly.  Thank you for your interest in our community!

Information regarding home loans …

Shiawassee Shores Retirement Park does not offer financing and Chattel loans are typically not eligible based on the homes being permanently attached to a foundation and garage.  If a Personal or another type of loan is obtained, please be aware that we do not have any interactions with the lender and the process would be your sole responsibility.  A cashiers check would be required at closing which is typically 1-2 weeks from the date of offer.  


Shiawassee Shores offers attached garages and four-foot crawl spaces underneath the homes and they are set on poured wall foundations.  We also offer two clubhouses for your enjoyment, as well as a Par 3 golf course that is located within the Park.  Resident Membership to the Golf Course is free, for a guest it would be $5.00 per round/person.  The course is highly affordable, challenging, and fun.  Bring your guests and feel free to take a swing.

We usually have a variety of pre-owned homes for you to choose from.  All come with an attached garage.  All prices that are quoted include a 6% sales tax and title transfer fee.  The only additional tax you will have to pay on your home is the Personal Property Tax (City of Linden), which is assessed on the porches, garages, decks, and sunrooms/additional rooms. The average tax assessed on a home is less than $400 per year.  There are no rentals of our homes through the Park.
