Benefits of Shiawassee Shores
Lot rent ($425) includes lawn maintenance, snow removal (sidewalks & driveways), water & sewer and garbage pick up. Our full time maintenance crew is available for simple home repairs at a reasonable rate.
No property taxes are paid by residents. The City of Linden does collect personal property taxes on garages, decks & porches. The average personal property tax bill in the park is less than $400 per year.
All of our homes are built with quality construction. All floors have tongue & groove plywood floors. They also have six inch walls and contain solid oak cabinetry.
RV Storage is available for $180 annually.
We have two clubhouses you may rent for your own personal gatherings. The Main Clubhouse rents out for $150.00 and the Activity Center rents out for $100.00. Both have full kitchens and restrooms. Due to the COVID19 Pandemic they are both currently closed until further notice.
We also have a par 3 private golf course located in the park. Membership is $75.00/year or $5.00/person per round.
The park is located with one mile from the Loose Senior Citizen Center which is in Linden. The local police patrol the park during the day & night. We are located only fifteen minutes from Ascension Genesys Hospital in Grand Blanc.
Our park is surrounded by wetlands and nature. It is set off from the main roads which makes for a very private and park-like setting with the Shiawassee River flowing through the middle of the park.
Shiawassee Shores Construction Standards:
All houses installed at Shiawassee Shores are installed by a licensed installer on a 4’ poured wall foundation. Each home offers attached garages and four foot crawl spaces underneath the homes that are to be used as storm shelters. Every house is supported by the 8” wall and 3 or 4 horizontal 8” beams.
The houses are installed 7” above the garage floor for “one step” access. The installed homes that we have are typically 26’8” wide by 50’ in length.
